Van Thats Quick provides complete house clearance in Amersham, from clearing a single room to emptying an entire property. We handle the situations that need doing properly and often sensitively: probate and bereavement clearances, downsizing from a large family home, end-of-tenancy clearances, landlord resets between tenants, and houses where decades of belongings have simply accumulated. Whatever the reason, our job is to leave the property empty, swept and ready — while treating you and the contents with respect throughout.
A house clearance is more than rubbish removal. It means going through a whole property room by room, separating what is being kept, donated, recycled or disposed of, and dealing with everything from furniture and white goods to carpets, curtains, kitchenware, clothing, books and the contents of lofts, cellars, sheds, outbuildings and detached garages — of which Amersham homes tend to have plenty. Our two-person crews do all the lifting and carrying and load it into our Luton vans. You do not need to move a thing or bring anything to the kerb.
We know that many clearances come at difficult times. Probate and estate clearances in particular need patience and discretion, and we treat every home as if it were a relative's. We work to the executor's, family's or solicitor's timescale, set aside anything of personal, sentimental or potential value for you to check before it leaves, and keep an eye out for documents, photographs and small valuables that are easy to miss. Nothing is rushed and nothing leaves without your say-so.
Pricing depends on the size of the property and how much there is to clear, because volume and labour are what drive the cost. As a guide, a single room starts from £195, a one-bedroom flat from £395, a typical two-bedroom home from £595, and a full house from £850. Larger HP6 houses can run to several van loads, so for those we prefer to give a fixed price after a quick look — in person or from photos and a short video walk-through — so the quote is accurate and there are no surprises. Labour, transport, disposal and recycling are all included.
Responsible disposal is central to how we work. A good clearance diverts as much as possible away from landfill: furniture and appliances in usable condition can go to reuse and charity where suitable, and metal, wood, textiles, cardboard and electricals are taken to licensed recycling centres and transfer stations. We are happy to explain how the contents of your clearance are handled and where they go, which matters for executors, landlords and agents who need to account for it.
For landlords and letting agents around Amersham, a fast, reliable clearance is often the difference between a void week and a re-let. We can turn properties around quickly — same-day and next-day slots are usually available — and hand back a clean, empty home ready for photos and new tenants. We are only about fifteen minutes away in Uxbridge, and we also cover Chalfont St Peter, Chalfont St Giles, Denham, Fulmer, Iver and Beaconsfield.
Ask us for the current insurance certificate, cover limits and exclusions that apply to your job before you book.
Clearances rarely fall on a convenient day, so we try to make the whole process as easy as possible. We can work at weekends and evenings, coordinate access with agents, neighbours or solicitors, and split a large clearance over more than one visit if that suits you better. If some items are being kept and others cleared, we will separate them as we go and, if you need, move the keepers into storage or to a new address in the same trip.
To arrange a clearance, call 07400 640002, send photos on WhatsApp, or request a quote. Read the full service on our house clearance page, or see everything we cover locally on our Amersham page.
House clearances we do in Amersham
House clearance in Amersham splits along the same line as the town itself. In Old Amersham the properties are older, often listed or in the conservation area, with narrow stairs, no driveway and a front door straight onto the pavement — so the job is planned around carrying distance and parking rather than volume. On the Hill the houses are larger and later, with garages, lofts and long-established gardens, and a full clearance there is usually a multi-load day.
A lot of our HP6 and HP7 clearance work is probate. That means going room by room with an inventory rather than filling a van as fast as possible: setting aside paperwork, photographs, jewellery and anything that looks like it should be valued before it moves, and agreeing what stays. Where a property is being sold we can clear it to broom-swept and hand back keys. Where a family is dividing contents first, we can do it in two visits.
Clearances are priced by property size, not by the hour, so the figure does not climb because the day is long: £195 for a single room, £395 for a one-bed flat, £595 for a two-bed home and £850 for a full house. Larger Amersham properties with outbuildings and garaging run beyond the full-house band because they fill several loads — that is quoted as one fixed all-in figure after photos or a video walk-through, never an open-ended hourly rate.
Buckinghamshire Council charges £65 for one to three items, £130 for four to six and £195 for seven to nine, and nine is the cap. It also collects from outside the property only — nothing from inside the house, from an outbuilding, or up a flight of steps. For a handful of ordinary items you can get to your boundary yourself, that is cheaper than us and we will say so.
Amersham has its own recycling centre on London Road East (HP7 9DT), open seven days a week and free for Buckinghamshire residents arriving in a car with no booking. Vans, pick-ups and minibuses are a different matter: those need a council e-permit arranged in advance. The Chesham site on Latimer Road (HP5 1TL) is the usual backup, and it closes every Wednesday and Thursday. Our south Bucks tip guide covers the sites and the rules in full.

House clearance in Amersham — your questions answered
Do you do probate clearances in Amersham?
Yes, and it is a large part of our HP6 and HP7 work. We go room by room rather than filling the van as quickly as possible, set aside documents, photographs and anything that should be valued before it moves, and agree in advance what is being kept. We can work to a solicitor’s timetable and clear to broom-swept for a sale.
How much is a full house clearance in Amersham?
A full house is £850, a two-bed home £595, a one-bed flat £395 and a single room £195. Larger properties on the Hill with garages and outbuildings go beyond that band and are quoted as one fixed figure after photos or a video walk-through.
Can you clear a listed or conservation-area property in Old Amersham?
Yes. The practical constraints are narrow stairs, tight doorways and no off-street parking rather than anything about the building itself. We protect floors and door frames on the way out, carry rather than drag, and plan the van position and loading window before the day so we are not blocking the High Street.
What happens to everything you take out?
It is sorted rather than tipped in one go. Reusable furniture and household goods go to reuse where they are fit for it, metals, timber, cardboard and electricals are separated by material, and only what genuinely cannot be recovered goes to disposal. You get a waste transfer note for the load.
Can you do the clearance in stages?
Yes, and for probate it is often the sensible way. We can do a first visit for the obvious bulk and general rubbish, leave the family time to go through what remains, then come back for the rest. Each visit is priced on what it actually clears.
Where we clear houses near Amersham
House, flat and probate clearances across Amersham and South Bucks from our Uxbridge (UB8) base, about fifteen minutes away on the A40 — including Chalfont St Peter, Chalfont St Giles, Denham, Fulmer, Iver and Beaconsfield. We do the lifting and sweep up after.
What the price includes — and what it doesn't
The most common complaint about clearance companies is a price that grows once the van is loaded. So here is the whole of ours, before you book, including the parts that cost extra.
Included in the price we quote
No line of this is billed separately afterwards.
- Labour — the crew, the carrying and the loading.
- The van, the fuel, ULEZ and the congestion charge — London charges are ours, not yours.
- Disposal and recycling of the load — the tipping cost is inside the price.
- Access from anywhere on the property — any room, up or down stairs, or out of the garden.
- VAT — the price you are shown is the price you pay.
- Waste transfer paperwork for your load, on request — so your duty of care is documented.
Priced separately, or not carried at all
Told to you up front, never discovered on the invoice.
- Upholstered seating and mattresses carry their own disposal fee, because the law forces them down a more expensive route than the rest of your load. The amount is on our pricing page before you book.
- Hazardous items — paint, chemicals, asbestos, tyres and gas bottles cannot travel in a general load and need a specialist route. We will tell you which one.
- Fridges, freezers and electricals have a separate WEEE route — flag them when you book so we arrive with the right van.
- Anything flammable, explosive, illegal, or alive — we cannot carry it, and we will say so before the day.
If there turns out to be more than we quoted for, you hear the new price before anything goes in the van — not once it is loaded, and not on the invoice. The same goes for access: tell us when you book if your street is permit-only or on a red route, or if the job is above the third floor with no lift, and we plan for it instead of pricing round it on the day.
What happens to your waste after we drive away
Most clearance companies stop this story at the word "recycled". Here is the actual route your load takes, including the part of it that nobody advertises.
It goes in by hand
Everything is carried out and loaded by the crew — from the room, the garden or the kerbside. What is in the load matters, because what is in it decides where it is legally allowed to go.
Sorted, not buried
The load goes to a licensed transfer station or recycling centre, where it is separated by material. It is not tipped straight into a hole in the ground.
Recovered by material
Metal, wood, cardboard, textiles and electricals are pulled out for recycling or recovery. Green waste is composted.
The bit nobody advertises
Upholstered furniture cannot be recycled at all. Since January 2023 the Environment Agency presumes every domestic sofa, armchair and padded dining chair contains persistent organic pollutants, so it must be kept apart from other waste and incinerated — never landfilled, never shredded for reuse. That law, not a markup, is why soft seating carries its own fee. Whatever is genuinely left after sorting goes to energy recovery.
- Metal
- Wood
- Cardboard & paper
- Textiles
- Electricals (WEEE)
- Green waste
We do not publish a recycling percentage. You will see "90% diverted from landfill" on a lot of clearance websites. The sorting happens at the transfer station, after our van has left, and we are not going to take credit for a figure we cannot evidence. What we can give you is the route your load takes and the paperwork for it — and if you want to check who handles it, ask us to identify the registered carrier for your collection and verify them on the Environment Agency public register before we load.
Proof, not adjectives
Anyone can type "trusted" and "reliable" onto a website. These are the things about us you can actually check.
We are a small London crew, not a national booking platform, and we are not going to pretend otherwise: we have 27 five-star reviews on Google and 3 on Yell. That is all of them. Every one is public, unedited and one tap away — which is worth rather more than a five-figure review count you have no way of reading.
