Our promise on hoarded homes

  • No judgement, ever. Hoarding disorder is a recognised mental health condition, not a character flaw. The NHS treats it as one, and so do we.
  • Sorted, not shovelled. We look for papers, post, cash, jewellery and photographs as we go, and set them aside.
  • At a pace people can cope with. One room or one day at a time if that is what works.
  • No job too full. There is no limit on the size of hoarded home we clear. Fully insured, licensed waste carrier.
  • From the property’s size band, priced on survey. From £195 for a single room up to £1,595 for a large house, with very full homes often above their band. The price is fixed after a free survey (photos or a visit), before anything moves.

Why hoarded homes cost more, and how we keep it fair

A normal two-bed clearance fills roughly one Luton van. A hoarded one can fill three or four, because every surface, cupboard and corridor is full, sometimes to the ceiling. So a hoarded home starts from the band for its size, and the survey tells us how far above that band it sits. These are the starting points, each subject to survey:

PropertyFrom (subject to survey)In a hoarded home
Single roomfrom £195One packed room, box room or hallway
One-bed flatfrom £495Often two or more van loads once every cupboard is counted
Two-bed homefrom £750Usually several loads, sometimes over more than one day
Three-bed housefrom £1,095Several loads plus the loft, garage and garden
Four-bed+ / large housefrom £1,595Multi-day clearances, priced as one figure after the survey

Sofas (£44), mattresses (£33) and fridges or freezers (£55) each carry a published eco fee, because the law sends them down a specialist disposal route. There is no upper limit on the size of job we take. We fix the total after a free survey (photos, a video call or a visit), before we start, and if it turns out there is more than we priced for, you hear the new figure before it goes in the van. For the general ladder, see our house clearance prices.

Hoarder house clearance, step by step

Every hoarded home is different, but the order we work in is not. This is exactly what happens, from the first call to the day the property is handed back:

  1. A private first conversation. Call or WhatsApp. Tell us who lives there, whether they are involved, and what has to happen and by when, for example a landlord’s deadline, an environmental health notice or a sale.
  2. The survey. Photos or a short video of each room, or a visit. We look at how full each room is, whether paths and stairs are blocked, the loft, garage and garden, and anything that needs a specialist before we start. You get one fixed price, or a price per room or per day, before anything moves.
  3. Safe access first. We clear a route from the front door, then the hallway and stairs, so the crew and anyone living there can move safely. Gloves, masks and sturdy sacks as standard, and we never climb unstable piles.
  4. Sorting what to keep, item by item. We agree a keep list and a “check with me” list in advance. Bags and boxes are opened and looked through, not thrown out unseen. If the person lives there, we work at their pace and they make the calls.
  5. The document search. Post, bank and pension letters, wills, deeds, passports, premium bonds and anything with an account number goes into a dedicated document box for the family or executor.
  6. Cash and valuables set aside. Hoarded homes often hide cash in envelopes, pockets, books and tins, plus jewellery, watches and photographs. These go into a separate, sealed box and are handed to you, never loaded.
  7. Sharps and biohazards: we stop and flag. If we find needles, human or animal waste, or heavy contamination, we stop work in that area, tell you, and a specialist sharps and biohazard cleaning firm deals with it. Then we carry on.
  8. Clearing out, load by load. Everything else goes to licensed sites, with reusable items to reuse or charity where suitable. Sofas, mattresses and fridges carry their published eco fees.
  9. Swept and handed back, with a deep-clean referral. We sweep through and hand over the keys. If the home needs a deep clean, pest control or odour treatment before it can be lived in, re-let or sold, we will point you to the right kind of specialist and leave the property clear for them.

What we find and return to you

In hoarded homes, the things that matter most are usually hidden under everything else. These are what we look for, and what comes back to you in the keep boxes at the end of each day:

What we findWhat we do with it
Cash and coinsBagged, counted with you if you are there, and handed back the same day
Jewellery, watches and medalsSealed in the valuables box, never loaded
Post, bank, pension and benefit lettersKept together in the document box, unopened envelopes included
Wills, deeds, passports, birth and marriage certificatesDocument box, flagged so the executor or family sees them first
Photographs, albums, letters and cine filmKept, even when damaged. Families almost always want them
Keys, phones, laptops and memory cardsKept for the family, because they hold accounts and photos
Anything on your “check with me” listPut aside and shown to you before a decision is made

We do not value, buy or sell contents. If something might be worth something, it stays out of the van until you have had it looked at.

Who calls us

  • Families clearing a parent’s or relative’s home after a death or a move into care. If that is you, our clearing a relative’s home after a death page covers probate and keepsakes too.
  • People clearing their own home, often after deciding it is time. We take it at your pace, and you keep control of every decision.
  • Landlords and letting agents facing a hoarded property at the end of a tenancy.
  • Council tenancies after a death, where the four-week notice makes speed matter. See council house clearance after a death.

No limit on the job, but some things go to a specialist

There is no limit on how full or how big a hoarded home can be for us: we will clear it, however many loads or days it takes. What we do not do is the specialist cleaning. Needles and sharps, human or animal waste, pest infestations and mould bad enough to be a health risk go to a specialist cleaning firm or the council’s environmental health team, and we work around them. Asbestos, gas bottles, chemicals and other hazardous waste cannot travel in a general load either, and we will tell you the right route for each.

Support for hoarding

If the person who lives there wants help with the hoarding itself, not just the clearance, these are good places to start: the NHS hoarding disorder page, their GP, and Hoarding UK, the national charity for people affected by hoarding, which runs support groups and a helpline. A clearance on its own can be very distressing for someone with hoarding disorder, so where they are involved, their wellbeing comes before the timetable.

Hoarder house clearance: your questions answered

How much does a hoarder house clearance cost?

It starts from the band for the property’s size, from £195 for a single room, £495 for a one-bed flat, £750 for a two-bed home, £1,095 for a three-bed house and £1,595 for a four-bed-plus or large house, and is priced on survey, because a hoarded two-bed can hold three or four times what a normal one does. A free survey from photos or a visit sets one fixed price for the whole job before anything moves.

Will you judge the person or the home?

No. We have cleared plenty of very full homes, and nobody on the crew will comment, photograph the inside for anything other than your quote, or rush the person. If they want to be involved in decisions, we work at their pace.

Can the person who lives there stay involved?

Yes, and it often goes better that way. We can clear one room at a time, check items with them as we go, and leave a space they are happy with rather than stripping everything at once.

Do you clean as well?

No. We clear contents, sort them and sweep through. If the home needs deep cleaning, pest control or specialist cleaning of sharps or biological contamination, that should be done by a specialist, and we will work around them.

Will you find important papers and valuables?

We look as we go. Hoarded homes often hide cash, post, bank letters, jewellery and photographs among everything else, so we sort rather than shovel, and anything like that is set aside for the family.

Is any house too full or too big for you?

No. There is no limit on the size of job we take. Very full homes simply take more loads or more days, and the whole job is still fixed as one price after the survey, before we start.

Do I have to tell the neighbours?

No. We can arrive at a quiet time, load efficiently and keep the work discreet.

Where we clear houses

House, flat and probate clearances across Hillingdon, South Bucks and west London from our Uxbridge (UB8) base — Hayes, Gerrards Cross, Denham, West Drayton, Ruislip, Northwood, Feltham, Ealing and Hounslow. We do the lifting and sweep up after.

No surprise bills

What the price includes — and what it doesn't

The most common complaint about clearance companies is a price that grows once the van is loaded. So here is the whole of ours, before you book, including the parts that cost extra.

Included in the price we quote

No line of this is billed separately afterwards.

  • Labour — the crew, the carrying and the loading.
  • The van, the fuel and ULEZ — all in the price. The Congestion Charge is passed through at cost, only on jobs inside the zone on a charging day.
  • Disposal and recycling of the load — the tipping cost is inside the price.
  • Access from anywhere on the property — any room, up or down stairs, or out of the garden.
  • VAT — the price you are shown is the price you pay.
  • Waste transfer paperwork for your load, on request — so your duty of care is documented.

Priced separately, or not carried at all

Told to you up front, never discovered on the invoice.

  • Upholstered seating and mattresses carry their own disposal fee, because the law forces them down a more expensive route than the rest of your load. The amount is on our pricing page before you book.
  • Hazardous items — paint, chemicals, asbestos, tyres and gas bottles cannot travel in a general load and need a specialist route. We will tell you which one.
  • Fridges, freezers and electricals have a separate WEEE route — flag them when you book so we arrive with the right van.
  • Anything flammable, explosive, illegal, or alive — we cannot carry it, and we will say so before the day.

If there turns out to be more than we quoted for, you hear the new price before anything goes in the van — not once it is loaded, and not on the invoice. The same goes for access: tell us when you book if your street is permit-only or on a red route, or if the job is above the third floor with no lift, and we plan for it instead of pricing round it on the day.

Where it actually goes

What happens to your waste after we drive away

Most clearance companies stop this story at the word "recycled". Here is the actual route your load takes, including the part of it that nobody advertises.

  1. It goes in by hand

Everything is carried out and loaded by the crew — from the room, the garden or the kerbside. What is in the load matters, because what is in it decides where it is legally allowed to go.

  2. Sorted, not buried

The load goes to a licensed transfer station or recycling centre, where it is separated by material. It is not tipped straight into a hole in the ground.

  3. Recovered by material

Metal, wood, cardboard, textiles and electricals are pulled out for recycling or recovery. Green waste is composted.

  4. The bit nobody advertises

Upholstered furniture cannot be recycled at all. Since January 2023 the Environment Agency presumes every domestic sofa, armchair and padded dining chair contains persistent organic pollutants, so it must be kept apart from other waste and incinerated — never landfilled, never shredded for reuse. That law, not a markup, is why soft seating carries its own fee. Whatever is genuinely left after sorting goes to energy recovery.

  • Metal
  • Wood
  • Cardboard & paper
  • Textiles
  • Electricals (WEEE)
  • Green waste

We do not publish a recycling percentage. You will see "90% diverted from landfill" on a lot of clearance websites. The sorting happens at the transfer station, after our van has left, and we are not going to take credit for a figure we cannot evidence. What we can give you is the route your load takes and the paperwork for it — and if you want to check who handles it, ask us to identify the registered carrier for your collection and verify them on the Environment Agency public register before we load.

Proof

Proof, not adjectives

Anyone can type "trusted" and "reliable" onto a website. These are the things about us you can actually check.

We are a small London crew, not a national booking platform, and we are not going to pretend otherwise: we have 33 five-star reviews on Google and 3 on Yell. That is all of them. Every one is public, unedited and one tap away — which is worth rather more than a five-figure review count you have no way of reading.
