Man and Van Eastcote — Removals & Rubbish Clearance HA5

Eastcote is classic Metroland: streets of 1930s semis and bungalows that grew up around the tube line, with the shopping parades along Field End Road by Eastcote station (Metropolitan and Piccadilly lines) and the older, leafier lanes of Eastcote Village up towards Eastcote House Gardens. Most of our HA5 jobs are family homes — three-bed semis with side gates, garages full of a decade of storage, and lofts that haven't been opened since the last move.

That housing stock shapes how we quote. Metroland semis have narrow hallways, turning staircases and porches that a wardrobe won't take in one piece — so we bring tools for quick disassembly and plenty of blankets for the tight corners. Driveways make loading easy on most roads, but around the station and the Field End Road shops you'll find yellow lines and short-stay bays, so for flats above the parades we plan the closest legal stop before we arrive. It's not just removals. Eastcote is interwar suburb at its most typical — long back gardens, garages, lofts and a conservation area around Eastcote Village and the Field End Road parade. Much of the stock has been in the same hands for decades, so loft-and-garage clear-outs and full-house clearances dominate.

Everything below is priced by the space the load fills and the labour involved, not by the hour, and the price is fixed after a photo or video walk-through before anyone sets off. Every figure includes two people, all the loading and lifting, and the disposal and recycling fees. No skip, no permit, and no VAT to add — the price shown is the price paid.

HA5 gardens are long and mature, which means green waste in volume and, often, timber and fence panels alongside it. Those are priced differently — green waste by the load, builders’ and DIY waste by weight — so it is worth telling us what the pile actually contains.

Moves and collections that are not clearances are charged hourly, with a two-hour minimum. Longer bookings and full moves are quoted as a fixed all-in price instead.

Heavy builders’ and DIY waste is priced by weight instead, from £95 for up to 100kg, because rubble and furniture do not weigh the same per cubic yard.

Items that carry an eco fee

A handful of items carry a legally required specialist disposal cost. These are added to the load prices above, or charged on their own from the £95 minimum call-out:

The London Borough of Hillingdon runs a paid bulky waste collection across HA5, and for a small qualifying job it is good value. It is charged per collection slot, not per item:

One slot covers a single fridge or freezer on its own, or up to six other items such as a sofa, bed, mattress or wardrobe. The price is per slot rather than per item — so one mattress on its own still costs the full £53.

The four limits that catch people out

1. The crew will not come inside. Everything must be at the boundary of your property, at ground-floor level and accessible, by 6am on the day. Miss that window and the crew moves on. If you cannot get the wardrobe down the stairs yourself, the service does not help you.

2. Six items per slot, and a fridge counts as the whole slot. A garage, loft or end-of-tenancy clear-out runs past that immediately, and each further slot is another £53.

3. It takes no building or DIY waste. No rubble, no soil, no garden waste, no tyres, no hazardous items. After a refit, the council route is not available to you at all.

4. It is booked, not same-day. Collections run Monday to Friday and you take the next free date. At busy periods that can be several days out — worth knowing if you are clearing before a completion or a tenancy handover.

Your nearest household recycling centre is Harefield Civic Amenity Site at New Years Green Lane, Harefield, UB9 6LX. It is open seven days a week, 8am to 4pm, last entry 3.45pm.

It is free for Hillingdon residents, but cars need a HillingdonFirst card and vans need two forms of ID and are capped at 12 visits a year. It is household waste only — no trade waste.

Since 15 July, Hillingdon residents can also use Space Waye in Feltham, which is open seven days and much closer for the south of the borough.

The council specifically asks residents not to turn right into New Years Green Lane from Harvil Road — the junction backs up badly at weekends.

The catch that is unique to this borough is geography: the tip is up at Harefield, so “free” costs more the further south of the borough you live. From the bottom of Hillingdon a round trip plus a van permit is often dearer in fuel and a Saturday morning than a collection is.

Disposal and recycling are handled as part of the fixed price when we do it instead, with waste transfer paperwork on request so your duty of care is covered. Before booking any collection — with us or anyone — ask for the registered carrier’s details and verify them on the Environment Agency public register.

Probate is a large part of what we do in Eastcote, and it is different work from a house move. The property is usually large, the contents span decades, and the people arranging it are executors, solicitors or family dealing with a bereavement at the same time. It cannot be rushed and it should not feel transactional.

How we handle it: we walk the property with you first and agree what is being retained, donated, valued or cleared. Anything that might carry value — furniture, jewellery, art, books, militaria, tools — is set aside rather than loaded, and we will flag things we think are worth a valuer’s eye rather than quietly removing them. Then we clear room by room, through to garages, outbuildings, lofts and the garden.

We work to the executor’s timescale, not ours. If the house is being sold and the clearance needs to fit around a completion date, or if the family needs several weeks to go through things first, that is normal and we plan around it.

Because the whole job is quoted by volume with a fixed price agreed up front, executors get a single figure they can account for — which matters when the estate is being administered and every cost has to be justified.
