House clearances we do in Watford
Watford’s housing changes street by street, and so do its clearances: Victorian and Edwardian terraces with narrow frontages in West Watford and the town centre, 1930s semis in North Watford and Cassiobury with more room on the drive, and new-build flats and tower blocks around Watford Junction. We plan for the controlled parking zones around the town centre, the Junction and Watford General Hospital before we arrive — and on a Watford FC match day near Vicarage Road we build in extra time. Where a home has become badly overfilled, our hoarder house clearance service works through it without judgement.
A lot of our Watford work is clearing a parent’s home after a death or a move into care, and we treat it as a family’s home, not a rubbish job. You give us a keep list and we walk through it with you; papers, photographs, cash in books and jewellery in drawers are set aside as we go; nothing leaves without your say-so. We can take instructions from the executor or solicitor and collect keys from them. Our bereavement and probate house clearance page explains the process, and if the home was rented, our guide to clearing a council house after a death covers the notice the landlord will usually expect.
We also clear shared houses and rental HMOs near the station between tenants, and homes being downsized or sold. As a guide, a single room is from £195, a one-bed flat from £495, a two-bed home from £750, a three-bed house from £1,095 and a four-bed-plus or large house from £1,595, each confirmed after a free survey (photos, a video call or a visit). Bigger houses with a garage and loft can run above their size band, quoted as one fixed figure after a free survey, before we start; our house clearance cost guide explains what moves a price. Watford is a short hop from our Uxbridge (UB8) base via the A404 through Rickmansworth, and we work 7am to 10pm seven days a week.
Watford Borough Council’s kerbside service is run by Veolia: food waste weekly, recycling and general waste fortnightly, and a £62.40 garden waste subscription. Bins go out the night before or by 6am, a lid that will not close means the bin is left, and furniture and bulky items you cannot move to the boundary yourself are outside what it does. A house clearance or move-out is far beyond four wheelie bins.
Watford Borough Council does not run a tip. The site everyone means is Waterdale (Garston) Recycling Centre on St Albans Road (WD25 0PR), run by Hertfordshire County Council and open seven days from 10am to 5.30pm all year. There is no booking, but you now need a Hertfordshire ePass and proof of address at the gate, and vans and trailers need a permit. Rickmansworth, the other Herts site Watford is pointed to, is closed on Tuesdays and Wednesdays. Our Watford tip guide explains the ePass.
Watford's Veolia bulky collection compared with a clearance
Most people looking for house clearance in Watford check the council first. Watford Borough Council's bulky service is run by Veolia, and it is priced in batches:
- £57 for up to three bulky items with no electricals or upholstery
- £57 for up to three sofas or upholstered items
- £57 per item for electricals, including TVs and white goods, and £69.50 for an American fridge freezer
- garden furniture and other bulky items from a £98.50 minimum
There is a 50% discount if you receive council-related benefits. You book by emailing Veolia, wait for a call back to arrange a slot, and leave everything outside the front of the property. It refuses rubble, builders' waste, garage doors, window frames and large gates. The full list is on Watford's large household items page.
Clearing a three-bed in North Watford that way means a sofa batch, a furniture batch and several fridge or washer charges, then carrying it all to the pavement yourself. We price the whole house as one job, from £750 for a two-bed home, with upholstered seating charged at £44 per sofa as an eco fee. Compare it against typical Watford house clearance prices.
Timing is the other cost. You email, wait for Veolia to ring you back, then wait for the slot. That suits a single bed frame. It does not suit a rental with a check-out booked, or a parent's house going on the market. We agree a fixed date with you, usually within days, and we carry it out from inside the property, not from the kerb.
Waterdale at Garston: the Watford tip
Watford has no council-run tip of its own. The site used is Waterdale (Garston) recycling centre, St Albans Road, WD25 0PR, run by Hertfordshire County Council and open 10am to 5.30pm, seven days a week.
- No booking needed, but the car must be registered for a Herts ePass, which the number-plate cameras read at the gate.
- A van or trailer needs a separate van and trailer ePass, and only Hertfordshire residents can get one.
- Bring proof of address, such as a driving licence or Council Tax bill.
- DIY waste is limited, and business waste is turned away.
Waterdale has a reuse shop, so decent furniture can be donated there. But St Albans Road traffic plus a dozen car runs from a cleared Oxhey semi takes up a weekend. We load once and take it to licensed facilities ourselves.
If you hire a van to make it one trip, remember that the van ePass is for Hertfordshire residents only. An executor who lives outside the county cannot just turn up in a hired Transit. A licensed waste carrier gets around all of that, and you get a waste transfer note showing where the contents went.
Watford CPZs and getting the van close
A large part of Watford is controlled parking, from the streets around the Junction and the town centre to the permit areas in Oxhey and West Watford. A van needs either a driveway or a dispensation. Watford's parking dispensation lets a vehicle stay in a CPZ for up to three weeks:
- £25 per vehicle per day, non-refundable
- apply online, and allow 3 working days to process
- a new application is needed for each vehicle or date change
We raise this at survey, so the dispensation is sorted before clearance day rather than a ticket arriving after it. Terraced streets in West Watford mean a short, careful carry through a narrow front door. Flats by the Junction often mean lifts and stairwells. Semis in North Watford and Cassiobury usually have a drive we can back onto.
On match days the roads around Vicarage Road fill up early, and we plan Watford jobs around the Hornets fixture list when the street is anywhere near the ground. In the tower blocks we book the lift or the loading bay with the managing agent ahead of time, so the crew is not queuing with residents carrying shopping.
House clearance in Watford — your questions answered
How much does a house clearance cost in Watford?
As a guide, a single room is from £195, a one-bed flat from £495, a two-bed home from £750, a three-bed house from £1,095 and a four-bed-plus or large house from £1,595, each confirmed after a free survey (photos, a video call or a visit). That covers the crew, the van, the carrying and the disposal, fixed from photos, a video call or a visit before anything is loaded. Flats near the Junction with no lift take longer to carry down, and we price that in from your photos before the day.
Mum rented from the council in Watford — how long do we have to clear it?
Usually not long. A council or housing association tenancy normally ends about four weeks after notice is given, and rent is charged to the estate until then, so the clearance is often the deadline. Shelter England’s guidance is that you can ask the landlord for more time, and it is worth asking before you hand the notice in. We can usually clear inside that window, keys collected from whoever holds them; our guide to clearing a council house after a death walks through it.
Can we take it to the Watford tip ourselves?
For a car-load, yes: Waterdale at Garston is open seven days from 10am, with no booking, but you need a Hertfordshire ePass and proof of address, and a van or trailer needs a permit. Watford’s own bin service does not take furniture you cannot get to the boundary. For a whole house, a clearance is quicker and usually cheaper than the van hire and the runs.
Do I need a parking dispensation for a clearance van in Watford?
Only in a controlled parking zone without a drive. Watford charges £25 per vehicle per day and takes 3 working days to process, so we plan it at survey. See the council's dispensation page.
How much does Watford Council charge to collect a fridge?
£57 per electrical item, or £69.50 for an American fridge freezer, collected from outside the front of the property. In a clearance it is a £55 eco fee, and we carry it out ourselves.
Will the Watford bulky service take a garage full of junk?
Not all of it. Veolia refuses rubble, builders' waste, car parts, garage doors and window frames. The full refused list is on the council site. We clear the garage as part of the house.

What the price includes — and what it doesn't
The most common complaint about clearance companies is a price that grows once the van is loaded. So here is the whole of ours, before you book, including the parts that cost extra.
Included in the price we quote
No line of this is billed separately afterwards.
- Labour — the crew, the carrying and the loading.
- The van, the fuel and ULEZ — all in the price. The Congestion Charge is passed through at cost, only on jobs inside the zone on a charging day.
- Disposal and recycling of the load — the tipping cost is inside the price.
- Access from anywhere on the property — any room, up or down stairs, or out of the garden.
- VAT — the price you are shown is the price you pay.
- Waste transfer paperwork for your load, on request — so your duty of care is documented.
Priced separately, or not carried at all
Told to you up front, never discovered on the invoice.
- Upholstered seating and mattresses carry their own disposal fee, because the law forces them down a more expensive route than the rest of your load. The amount is on our pricing page before you book.
- Hazardous items — paint, chemicals, asbestos, tyres and gas bottles cannot travel in a general load and need a specialist route. We will tell you which one.
- Fridges, freezers and electricals have a separate WEEE route — flag them when you book so we arrive with the right van.
- Anything flammable, explosive, illegal, or alive — we cannot carry it, and we will say so before the day.
If there turns out to be more than we quoted for, you hear the new price before anything goes in the van — not once it is loaded, and not on the invoice. The same goes for access: tell us when you book if your street is permit-only or on a red route, or if the job is above the third floor with no lift, and we plan for it instead of pricing round it on the day.
What happens to your waste after we drive away
Most clearance companies stop this story at the word "recycled". Here is the actual route your load takes, including the part of it that nobody advertises.
It goes in by hand
Everything is carried out and loaded by the crew — from the room, the garden or the kerbside. What is in the load matters, because what is in it decides where it is legally allowed to go.
Sorted, not buried
The load goes to a licensed transfer station or recycling centre, where it is separated by material. It is not tipped straight into a hole in the ground.
Recovered by material
Metal, wood, cardboard, textiles and electricals are pulled out for recycling or recovery. Green waste is composted.
The bit nobody advertises
Upholstered furniture cannot be recycled at all. Since January 2023 the Environment Agency presumes every domestic sofa, armchair and padded dining chair contains persistent organic pollutants, so it must be kept apart from other waste and incinerated — never landfilled, never shredded for reuse. That law, not a markup, is why soft seating carries its own fee. Whatever is genuinely left after sorting goes to energy recovery.
- Metal
- Wood
- Cardboard & paper
- Textiles
- Electricals (WEEE)
- Green waste
We do not publish a recycling percentage. You will see "90% diverted from landfill" on a lot of clearance websites. The sorting happens at the transfer station, after our van has left, and we are not going to take credit for a figure we cannot evidence. What we can give you is the route your load takes and the paperwork for it — and if you want to check who handles it, ask us to identify the registered carrier for your collection and verify them on the Environment Agency public register before we load.
Proof, not adjectives
Anyone can type "trusted" and "reliable" onto a website. These are the things about us you can actually check.
We are a small London crew, not a national booking platform, and we are not going to pretend otherwise: we have 33 five-star reviews on Google and 3 on Yell. That is all of them. Every one is public, unedited and one tap away — which is worth rather more than a five-figure review count you have no way of reading.
