House clearances we do in Harrow
Harrow’s housing runs from the steep, narrow streets around Harrow-on-the-Hill to the interwar semis of Kenton and Rayners Lane and the flats near St George’s and the town centre. Many are long-held family homes with lofts, garages and big gardens, which is why a full clearance here is usually decades of contents rather than a van of rubbish. On the Hill we bring a smaller van and take the time to position it; in the suburbs off-street parking makes loading easier. Where a home has become badly overfilled, our hoarder house clearance service works through it at a pace the family can manage.
A Harrow house clearance very often follows a death or a move into care, and we treat that as a family’s home, not a rubbish job. You give us a keep list and we walk through it with you; papers, photographs, cash tucked in books and jewellery in drawers are set aside as we go, and nothing goes in the van without your say-so. If the executor or solicitor is running things we take instructions from them, collect keys and report back. Our bereavement and probate house clearance page explains the whole process, and if the home was rented, see our guide to clearing a council house after a death for the deadline that usually applies.
End-of-tenancy and downsizing clearances are simpler: everything out, the property swept, the keys back in time for a check-out or a sale. As a guide, a single room is from £195, a one-bed flat from £495, a two-bed home from £750, a three-bed house from £1,095 and a four-bed-plus or large house from £1,595, each confirmed after a free survey (photos, a video call or a visit). Larger Harrow homes with garages, sheds and a full loft can run above their size band, and we fix that as one all-in figure before we start. Our house clearance cost guide breaks down what moves a price. We are based in Uxbridge (UB8) and work 7am to 10pm, seven days a week.
Harrow Council gives every household one free bulky waste collection a year, for up to four items, and up to four more on the same booking cost £28.45. It is booked through MyHarrow, everything has to be at your boundary — or the communal bin store for a flat — after 4pm the day before or by 6am on the day, and the crew does not come inside. It refuses building and DIY waste, soil, rubble, garden waste, bathroom suites, tyres and hazardous items. For four ordinary pieces you can carry out yourself, the free slot beats us and we will say so; a whole house is a different job. Our Harrow bulky waste guide has the full rules.
The borough’s tip is the Harrow Household Reuse & Recycling Centre on Forward Drive, Wealdstone (HA3 8NT), open every day from 8.30am to 4.30pm. Cars must book a free slot online in advance and bring photo ID and proof of address, and vans cannot use the car booking at all: they go to the weighbridge and pay by weight, with a minimum charge of around £125 for general waste. A house’s worth of contents means a lot of booked car trips or a weighbridge bill. Our Harrow tip guide covers the booking and the charges.

One bedroom, box room or a cleared-out lounge.
A full one-bedroom flat cleared and swept.
A typical two-bedroom house or larger flat.
A typical three-bedroom family house, loft and garden included.
Four bedrooms or more, or a large, very full property.
Every price is a from price, subject to survey: we confirm it after a free survey (photos, a video call or a visit) and fix it before we start — no hidden fees.
How it works
Survey, street included
We assess the home and the road, and check whether your Harrow street needs a dispensation or a 10-working-day suspension.
One fixed figure
No item counting in bands of four: the whole property, loft and garage in one quote.
Cleared from inside
We carry out from every floor and room, so nothing waits on the pavement for a 6am pickup.
Swept and ready
Empty and swept, ready for the landlord, a sale or the council's housing team.
After the free Harrow collection: what bulky waste really costs
Everyone looking for house clearance in Harrow hears about the free yearly council collection. What they do not hear is what happens after it. Once your free four-item booking is used, the Harrow bulky waste service charges:
- £59.70 for 1 to 4 items
- £87.70 for 5 to 8 items
- £115.70 for 9 to 12 items
- £18.17 for a return pickup if you forget to put things out
There are stricter rules too. Items over 5 feet long are refused, apart from mattresses, sofas and fridges. Carpets must be rolled and bundles taped. American and French-door fridge freezers, sinks, toilets and window frames are refused. Anything not on the booking gets left behind, and the crew will not knock. If you have just moved in and the last owner used the free slot, you can reset it with a Council Tax bill.
Twelve items is one room. A Harrow semi with a loft and garage is several hundred. We clear the whole property in one visit from £495 for a one-bed flat to £1,595 for a large house, fixed after survey. See how much a Harrow house clearance costs.
The free collection is worth using if you have four items and can get them out by 6am. Booking changes must be made two working days ahead, and you lose the free slot entirely if you put out items that were not booked. On a probate job with a solicitor's deadline, those rules catch people out. We set a date and turn up on it.
Forward Drive bookings and the bereavement route
The borough's one tip is the Harrow recycling centre on Forward Drive, Wealdstone (HA3 8NT). Car visits run on free online slots with tight rules:
- each slot lasts 30 minutes
- two slots per car registration per day, at most
- bookable up to 14 days ahead, Harrow residents only
- bring the confirmation email, photo ID and proof of address; seats can be folded but not removed
Vans skip the booking and go to the weighbridge, where they are charged. A car towing a trailer has to book and then report to the weighbridge as well.
One detail worth knowing: if you are clearing the home of a relative or friend who has died, Harrow lets you request special access to the recycling centre. Even so, two half-hour car slots a day will not empty a three-bed in Headstone or Harrow Weald. We do it in one visit with a Luton van.
Bringing a hired van is no shortcut either, because vans pay at the weighbridge. You also risk the trade-waste checks if the load looks like more than household waste. A licensed waste carrier takes that off the family's plate, and you get a waste transfer note for the estate.
Parking a clearance van in Harrow
Harrow grew up as the "capital of Metro-land", so much of the borough is interwar semis with front drives. The busy streets around the town centre, Greenhill and the stations are controlled parking zones. That changes how we plan:
- Dispensations let a vehicle park on a single yellow inside a CPZ for a short time. They are rarely granted where the house has a driveway, and never on double yellows, school zig-zags, bus stops or disabled bays.
- Bay suspensions can take up to 10 working days to process, so a flat clearance near the town centre needs booking ahead. The rules are on Harrow's suspensions and dispensations page.
- Coning off a bay or blocking it with bins to save a space is illegal, so we do not do it.
Harrow on the Hill sits on a 124 metre hill above the town, with steep, tight streets. Wealdstone, West Harrow and North Harrow are mostly terraces and semis. Estate blocks have their own car-park permits. We work out the right approach for each at survey.
In the Rayners Lane and Kenton semis we can usually back onto the drive and load straight from the hallway. Flats above the shops on Station Road and in the town-centre blocks are a different job, with stairwells, entry fobs and short-stay bays outside. We plan those around the building manager and the parking rules before the van leaves Uxbridge.
House clearance in Harrow — your questions answered
How much does a house clearance cost in Harrow?
As a guide, a single room is from £195, a one-bed flat from £495, a two-bed home from £750, a three-bed house from £1,095 and a four-bed-plus or large house from £1,595, each confirmed after a free survey (photos, a video call or a visit). That covers the crew, the van, the carrying and the disposal, fixed from photos, a video call or a visit before anything is loaded. Bigger HA1–HA3 houses with a loft, garage and sheds may fill more than one van; you get one fixed figure for the lot.
Mum rented from the council in Harrow — how long do we have to clear it?
Usually not long. A council or housing association tenancy normally ends about four weeks after notice is given, and rent is charged to the estate until then, so the clearance is often the deadline. Shelter England’s guidance is that you can ask the landlord for more time, and it is worth asking before you hand the notice in. We can usually clear inside that window, keys collected from whoever holds them; our guide to clearing a council house after a death walks through it.
Is the Harrow Council bulky collection cheaper?
For up to four items you can get to the boundary by 6am, yes — the first collection each year is free, and four more items cost £28.45. It will not come inside, takes nothing from a loft or garage, and refuses garden, building and bathroom waste, so it does not clear a house. That is where we come in.
How long does a Harrow parking suspension take?
Allow up to 10 working days for Harrow to process a bay suspension. A single-yellow dispensation is the other route in a CPZ. We plan whichever fits at survey. The details are on Harrow's suspension page.
Can I get special access to the Harrow tip after a death?
Yes. Harrow lets you request special access to the Forward Drive recycling centre when clearing a deceased friend's or relative's property. For a full house, a clearance is usually quicker.
Will Harrow Council collect an American fridge freezer?
No. American-style and French-door fridge freezers are on the refused list for Harrow bulky collections. We take them during a clearance for a £55 eco fee.

What the price includes — and what it doesn't
The most common complaint about clearance companies is a price that grows once the van is loaded. So here is the whole of ours, before you book, including the parts that cost extra.
Included in the price we quote
No line of this is billed separately afterwards.
- Labour — the crew, the carrying and the loading.
- The van, the fuel and ULEZ — all in the price. The Congestion Charge is passed through at cost, only on jobs inside the zone on a charging day.
- Disposal and recycling of the load — the tipping cost is inside the price.
- Access from anywhere on the property — any room, up or down stairs, or out of the garden.
- VAT — the price you are shown is the price you pay.
- Waste transfer paperwork for your load, on request — so your duty of care is documented.
Priced separately, or not carried at all
Told to you up front, never discovered on the invoice.
- Upholstered seating and mattresses carry their own disposal fee, because the law forces them down a more expensive route than the rest of your load. The amount is on our pricing page before you book.
- Hazardous items — paint, chemicals, asbestos, tyres and gas bottles cannot travel in a general load and need a specialist route. We will tell you which one.
- Fridges, freezers and electricals have a separate WEEE route — flag them when you book so we arrive with the right van.
- Anything flammable, explosive, illegal, or alive — we cannot carry it, and we will say so before the day.
If there turns out to be more than we quoted for, you hear the new price before anything goes in the van — not once it is loaded, and not on the invoice. The same goes for access: tell us when you book if your street is permit-only or on a red route, or if the job is above the third floor with no lift, and we plan for it instead of pricing round it on the day.
What happens to your waste after we drive away
Most clearance companies stop this story at the word "recycled". Here is the actual route your load takes, including the part of it that nobody advertises.
It goes in by hand
Everything is carried out and loaded by the crew — from the room, the garden or the kerbside. What is in the load matters, because what is in it decides where it is legally allowed to go.
Sorted, not buried
The load goes to a licensed transfer station or recycling centre, where it is separated by material. It is not tipped straight into a hole in the ground.
Recovered by material
Metal, wood, cardboard, textiles and electricals are pulled out for recycling or recovery. Green waste is composted.
The bit nobody advertises
Upholstered furniture cannot be recycled at all. Since January 2023 the Environment Agency presumes every domestic sofa, armchair and padded dining chair contains persistent organic pollutants, so it must be kept apart from other waste and incinerated — never landfilled, never shredded for reuse. That law, not a markup, is why soft seating carries its own fee. Whatever is genuinely left after sorting goes to energy recovery.
- Metal
- Wood
- Cardboard & paper
- Textiles
- Electricals (WEEE)
- Green waste
We do not publish a recycling percentage. You will see "90% diverted from landfill" on a lot of clearance websites. The sorting happens at the transfer station, after our van has left, and we are not going to take credit for a figure we cannot evidence. What we can give you is the route your load takes and the paperwork for it — and if you want to check who handles it, ask us to identify the registered carrier for your collection and verify them on the Environment Agency public register before we load.
Proof, not adjectives
Anyone can type "trusted" and "reliable" onto a website. These are the things about us you can actually check.
We are a small London crew, not a national booking platform, and we are not going to pretend otherwise: we have 33 five-star reviews on Google and 3 on Yell. That is all of them. Every one is public, unedited and one tap away — which is worth rather more than a five-figure review count you have no way of reading.
