House clearances we do in Windsor
Windsor clearances range from flats and terraces close to the town centre, where parking is tight and loading has to be planned, to family houses out towards Old Windsor and Datchet with garages, lofts and gardens full of decades of belongings. We bring a two-person crew, carry everything from any room or floor, and sort it as it comes out so each item goes to the right place: kept, reused, recycled or disposed of. Where a home has become badly overfilled, our hoarder house clearance service works at a pace the family can manage, and there is no job too big for us.
Many Windsor house clearances follow the death of a parent or a move into a care home, and we treat that as a family’s home, not a rubbish job. You give us a keep list and we walk it with you; papers, photographs, cash in books and jewellery are set aside as we go, and nothing goes in the van without your say-so. If an executor or solicitor is running the estate, we take instructions from them and collect the keys. Our bereavement and probate house clearance page explains the process, and if the home was rented, see our guide to clearing a council house after a death.
We also clear homes before a sale and between tenants. As a guide, a single room is from £195, a one-bed flat from £495, a two-bed home from £750, a three-bed house from £1,095 and a four-bed-plus or large house from £1,595, each confirmed after a free survey (photos, a video call or a visit). A larger SL4 house with a garage, loft and garden buildings may fill more than one van, and that is still quoted as one fixed all-in figure after a free survey, before we start; our house clearance cost guide explains what moves it. We are based in Uxbridge (UB8) and work 7am to 10pm, seven days a week.
Windsor is in the Royal Borough of Windsor and Maidenhead, the same council as Maidenhead, with collections run by Serco: weekly recycling and food waste, a fortnightly black bin and an £89 garden waste subscription. Bins must be at the front boundary by 7am, no side waste is taken, and furniture you cannot get to the boundary yourself is outside what the kerbside service does. A whole house is a different job.
There is no council tip in Windsor itself: the Royal Borough’s household waste and recycling centre is Stafferton Way in Maidenhead (SL6 1AY), and Ascot postcodes can also use Lyne. Slough’s Chalvey site is open to Royal Borough residents too, but it does not take vans at all and is not currently taking sofas or textiles. Buckinghamshire’s Burnham and Langley sites charge Royal Borough residents a non-resident fee. Our Royal Borough tip guide has the rules.

Why the council's five-item cap rarely suits a Windsor clearance
House clearance in Windsor is rarely about one sofa. It is a whole home, often a parent's, and the Royal Borough's large item collection stops at five items. Five costs £80 on the April 2026 tariff, a single item £50, and each fridge or freezer is another £55.
Here is how that plays out in a typical family home in Clewer or Dedworth:
- the dining table and four chairs use up the whole booking on their own
- the lounge suite counts as three items, so that is a second booking
- the wardrobe with a mirrored door: mirrors and glass are refused
- duvets and pillows go in black sacks with your weekly rubbish, not on the collection
- the old boiler, internal doors, radiators and the garden shed are all on the refused list
Even when everything fits the list, items still have to be left in a suitable place for the crew, and you wait for the council to schedule it. That is several bookings and still a garage to go. We clear the entire property in one visit, quoted as a single fixed figure after a free survey. Get a feel for house clearance prices for SL4 homes first, then send us photos.
Tip options for Windsor residents, and their catch
The Royal Borough lists one household waste centre of its own, Stafferton Way in Maidenhead (SL6 1AY), roughly a drive across the borough from central Windsor. Its rules work against a family trying to clear a house:
- a separate online van permit for every single visit, and no vans over 5.5m long
- no walking in with waste: it is vehicles only
- proof of residency on show, Advantage Card or photo ID with a council tax or utility bill
- October to March, last entry is 4.15pm
The council's other named option is Chalvey in Slough, which Royal Borough residents may use, but vans and pickups are banned there and trailers are limited to 1.5m by 0.91m. Ascot postcodes can also use Surrey's Lyne centre, which does not help SL4. Whichever site you choose, the loading, the driving and the unloading are all on you, trip after trip.
Swap the permits and the queues for one booking. We are fully insured and a licensed waste carrier, with a fridge from £55 and a sofa from £44 shown as eco fees before you agree.
Loading a van around the castle, Clewer and Eton
Windsor is a tourist town with royal events and state visits, and parking enforcement reflects it. For a clearance outside a restricted street, the Royal Borough issues a parking dispensation tied to the road and the van's registration: £38 the first day, £7.50 each day after, £105 for a fortnight. Need it within 48 hours and a £75 late charge applies, so we book it when you book us. A dispensation does not reserve a bay; for that, a residential move suspension at £38 per bay per day needs 28 days' notice, which suits a planned probate clearance better than a rushed one.
Clewer alone makes up three council wards, Clewer North, South and East, all in the SL4 district (source). Around them we regularly plan for:
- narrow town-centre streets and flats above shops, where the van parks once and we shuttle
- family houses in Dedworth and Clewer where the garage and shed are often fuller than the house
- riverside homes in Datchet and Old Windsor with long gardens
- Eton and Eton Wick, just over the bridge, where on-street space is limited and we time arrivals carefully
We bring a two-person crew and carry everything ourselves, any floor, any outbuilding, however awkward the stairs. If the street is busy for a royal occasion (the council flagged state visit preparations from 19 October 2026), we simply move the date with you rather than fight the traffic. Hoarded homes, no limits. Sheds, lofts, cellars, the lot. You get the keys back to an empty, swept house and a waste transfer note on request.
House clearance in Windsor — your questions answered
How much does a house clearance cost in Windsor?
As a guide, a single room is from £195, a one-bed flat from £495, a two-bed home from £750, a three-bed house from £1,095 and a four-bed-plus or large house from £1,595, each confirmed after a free survey (photos, a video call or a visit). That covers the crew, the van, the carrying and the disposal, fixed from photos, a video call or a visit before anything is loaded. Larger SL4 houses with garaging and outbuildings may fill several loads; you still get one fixed figure for the whole job after the survey.
Mum rented from the council in Windsor — how long do we have to clear it?
Usually not long. A council or housing association tenancy normally ends about four weeks after notice is given, and rent is charged to the estate until then, so the clearance is often the deadline. Shelter England’s guidance is that you can ask the landlord for more time, and it is worth asking before you hand the notice in. We can usually clear inside that window, keys collected from whoever holds them; our guide to clearing a council house after a death walks through it.
Could we take it to the Windsor tip ourselves?
For a car-load, yes, if you are a Royal Borough resident: the Royal Borough’s site is Stafferton Way in Maidenhead (SL6 1AY), a drive away from Windsor. Vans are a different story. Chalvey in Slough does not take vans at all, Stafferton Way needs a fresh van permit for every visit, and Buckinghamshire’s sites charge Royal Borough residents a non-resident fee. A full house is many trips; a clearance does it in one go.
Is there a tip in Windsor I can take a van to?
The Royal Borough's household waste centre page lists Stafferton Way in Maidenhead, which needs a van permit every visit. Chalvey in Slough accepts Royal Borough residents but not vans. Stafferton Way rules.
Will the council take a wardrobe with a mirror?
Not with the mirror on. The Royal Borough refuses glass items and mirrors, and glass doors must be removed before collection. We take the whole wardrobe as it is.
How far ahead should I book parking for a Windsor clearance?
A dispensation can be sorted in a couple of days (under 48 hours adds a £75 late charge). Reserving a specific bay needs 28 days' notice, so tell us early if the street is tight.
Where we clear houses near Windsor
We are based in Uxbridge (UB8) and cover Windsor seven days a week. As well as SL4 we work across Slough, Maidenhead, Stoke Poges, Burnham and Iver, and Eton, Datchet and Old Windsor.
We clear homes across SL4, including central Windsor, Clewer, Dedworth, Spital, Old Windsor, Datchet and Eton, and over the river into Eton Wick.
Moving between towns, or clearing two homes at once? We also do house clearance in Slough and Maidenhead house clearance, with the same crew and the same from prices.
What the price includes — and what it doesn't
The most common complaint about clearance companies is a price that grows once the van is loaded. So here is the whole of ours, before you book, including the parts that cost extra.
Included in the price we quote
No line of this is billed separately afterwards.
- Labour — the crew, the carrying and the loading.
- The van, the fuel and ULEZ — all in the price. The Congestion Charge is passed through at cost, only on jobs inside the zone on a charging day.
- Disposal and recycling of the load — the tipping cost is inside the price.
- Access from anywhere on the property — any room, up or down stairs, or out of the garden.
- VAT — the price you are shown is the price you pay.
- Waste transfer paperwork for your load, on request — so your duty of care is documented.
Priced separately, or not carried at all
Told to you up front, never discovered on the invoice.
- Upholstered seating and mattresses carry their own disposal fee, because the law forces them down a more expensive route than the rest of your load. The amount is on our pricing page before you book.
- Hazardous items — paint, chemicals, asbestos, tyres and gas bottles cannot travel in a general load and need a specialist route. We will tell you which one.
- Fridges, freezers and electricals have a separate WEEE route — flag them when you book so we arrive with the right van.
- Anything flammable, explosive, illegal, or alive — we cannot carry it, and we will say so before the day.
If there turns out to be more than we quoted for, you hear the new price before anything goes in the van — not once it is loaded, and not on the invoice. The same goes for access: tell us when you book if your street is permit-only or on a red route, or if the job is above the third floor with no lift, and we plan for it instead of pricing round it on the day.
What happens to your waste after we drive away
Most clearance companies stop this story at the word "recycled". Here is the actual route your load takes, including the part of it that nobody advertises.
It goes in by hand
Everything is carried out and loaded by the crew — from the room, the garden or the kerbside. What is in the load matters, because what is in it decides where it is legally allowed to go.
Sorted, not buried
The load goes to a licensed transfer station or recycling centre, where it is separated by material. It is not tipped straight into a hole in the ground.
Recovered by material
Metal, wood, cardboard, textiles and electricals are pulled out for recycling or recovery. Green waste is composted.
The bit nobody advertises
Upholstered furniture cannot be recycled at all. Since January 2023 the Environment Agency presumes every domestic sofa, armchair and padded dining chair contains persistent organic pollutants, so it must be kept apart from other waste and incinerated — never landfilled, never shredded for reuse. That law, not a markup, is why soft seating carries its own fee. Whatever is genuinely left after sorting goes to energy recovery.
- Metal
- Wood
- Cardboard & paper
- Textiles
- Electricals (WEEE)
- Green waste
We do not publish a recycling percentage. You will see "90% diverted from landfill" on a lot of clearance websites. The sorting happens at the transfer station, after our van has left, and we are not going to take credit for a figure we cannot evidence. What we can give you is the route your load takes and the paperwork for it — and if you want to check who handles it, ask us to identify the registered carrier for your collection and verify them on the Environment Agency public register before we load.
Proof, not adjectives
Anyone can type "trusted" and "reliable" onto a website. These are the things about us you can actually check.
We are a small London crew, not a national booking platform, and we are not going to pretend otherwise: we have 33 five-star reviews on Google and 3 on Yell. That is all of them. Every one is public, unedited and one tap away — which is worth rather more than a five-figure review count you have no way of reading.
