House clearances we do in Slough
Slough is one of our closest towns — about six miles from our Uxbridge (UB8) base along the A4 — and the clearances are as varied as the housing: tight Victorian terraces around Chalvey and the town centre, 1930s semis in Cippenham and Langley, and new-build flats near the station with no lift on the upper floors. We plan around the permit-only zones near the station and Chalvey and the loading restrictions on the A4 Bath Road before the van arrives. Where a home has become badly overfilled, our hoarder house clearance service works through it at the family’s pace.
A lot of Slough clearances follow a death or a parent’s move into care, and we handle them as a family’s home, not a rubbish job. You give us a keep list and we walk it with you; papers, photographs, cash in books and jewellery are set aside as we go; nothing leaves without your say-so. We can take instructions from the executor or solicitor and collect keys from them. Our bereavement and probate house clearance page explains how it works, and if the home was rented from the council or a housing association, our guide to clearing a council house after a death covers the notice period.
End-of-tenancy clearances for landlords and tenants are the other half of the work — a house in Langley emptied after a tenancy ends, a flat cleared for the next let. As a guide, a single room is from £195, a one-bed flat from £495, a two-bed home from £750, a three-bed house from £1,095 and a four-bed-plus or large house from £1,595, each confirmed after a free survey (photos, a video call or a visit). The Chalvey tip is not taking upholstered seating for now, so sofas and armchairs are a real problem to shift yourself; they are simply part of the clearance with us. Our house clearance cost guide explains what moves a price. We work 7am to 10pm seven days a week.
Slough Borough Council’s bulky collection is priced per item with a minimum: £19 for most items, up to five a collection, and £29.70 for a fridge or freezer, but never less than £54 — so one item and two items both cost £54. Pensioner-only households can get £10 off two collections a year. Items go out with your refuse bin on your next scheduled collection day. Five items does not touch a house, but for one or two pieces already outside, it is the cheaper route and we will say so.
Slough’s tip is Chalvey Household Waste Recycling Centre on White Hart Road, off Spackmans Way (SL1 2SF), open every day with no booking — bring photo ID and proof of address. It has a 1.7m height barrier, vans and pickups are not allowed in, and for now it is not taking sofas or other upholstered seating, or textiles: exactly what a house clearance is full of. Our Slough tip guide has the current rules.

A typical two-bedroom house or larger flat.
A typical three-bedroom family house, loft and garden included.

Every price is a from price, subject to survey: we confirm it after a free survey (photos, a video call or a visit) and fix it before we start — no hidden fees.

Slough Council bulky collection or a full house clearance?
Searching for house clearance in Slough usually starts with one question: can the council just take it? For a couple of pieces, maybe. For a home, no. Slough Borough Council's bulky waste service has a £54 minimum charge, caps you at five bulky items a booking, and charges £29.70 for a single fridge or freezer.
- Pay up front, no changes: payment is taken when you book, the booking cannot be amended, and there is no refund if you cancel.
- No fixed date: the booking appears in the Waste and Recycling Portal after three working days, then the items go on your next scheduled bin day.
- Kerbside only: items must be left outside where your refuse bin goes. The council states it will not collect anything from inside your property.
- Concession: households where every occupant is a pensioner or registered disabled get £10 off two collections a year.
So a wardrobe on the second floor of a flat in Upton Lea still has to get down the stairs and onto the pavement before the crew arrives. With us it never leaves your hands: we carry from any room, load, sweep and go, on a day you choose. If it is a handful of items rather than a whole home, our same-day rubbish removal in Slough is the lighter option, and you can see how a full house clearance is priced before you pick up the phone.
Chalvey tip rules that stop a DIY house clearance
Slough has one household tip, and its rules are written for car boots, not for emptying a three-bed in Cippenham. Chalvey Household Waste Recycling Centre is open to Slough and Royal Borough residents, but:
- No vans or pickups. Anything over 1.7m tall is sent elsewhere, and trailers are capped at 1.5m by 0.91m.
- ID every visit: photo ID (driving licence or passport) plus proof of address such as a utility bill.
- Mattress cap: two mattresses a visit, one visit a month, and £24 a mattress over that.
- DIY waste: free up to four times a month, charged beyond that.
- Chemicals: household and garden chemicals capped at 5 litres, once a month.
If staff question where your waste came from, you can be redirected to the Waste Transfer Station weighbridge at the Chalvey depot: weekdays 9am to 4pm, Saturday mornings only, closed Sundays, hi-vis and hard hat required, and staff cannot help you unload. A full house means dozens of car trips, each one checked. We take it all in one booking, as a licensed waste carrier, with sofas and mattresses billed as clear eco fees (from £44 a sofa, from £33 a mattress) so nothing on the invoice surprises you.
Parking, permit zones and the homes we clear across Slough
Most Slough residential streets near the centre and stations sit in resident permit zones, and the council is clear that a resident's permit only covers permit bays and shared bays in that zone, and that nobody may reserve road space with bins or cones (Slough permit terms). Slough's own dispensation scheme is aimed at utility and road works, and full bay suspensions are requested by email to the parking team, so we plan the van position at survey stage rather than gamble on the day.
Housing varies street by street. Slough grew by swallowing old villages, Chalvey, Cippenham, Colnbrook, Langley, Upton and Wexham among them, and neighbourhoods such as Britwell, Manor Park, Salt Hill, Upton Lea, Brands Hill and Windsor Meadows each bring their own access (source). Expect:
- communal blocks where we book the lift or carry down the stairwell
- terraces with no side access, where everything comes through the hall
- semis with garages and lofts that hide another van-load
- hoarder homes, which we take on with no limits
Fully insured, two-person crew, and the price confirmed after a free survey before a single bag moves. Hoarder properties are no problem and have no limits; we work through them steadily and discreetly. Call 07400 640002 or WhatsApp photos for a free survey.
House clearance in Slough — your questions answered
How much does a house clearance cost in Slough?
As a guide, a single room is from £195, a one-bed flat from £495, a two-bed home from £750, a three-bed house from £1,095 and a four-bed-plus or large house from £1,595, each confirmed after a free survey (photos, a video call or a visit). That covers the crew, the van, the carrying and the disposal, fixed from photos, a video call or a visit before anything is loaded. Sofas and armchairs are included in a clearance price — useful while the Chalvey tip is not taking upholstered seating.
Mum rented from the council in Slough — how long do we have to clear it?
Usually not long. A council or housing association tenancy normally ends about four weeks after notice is given, and rent is charged to the estate until then, so the clearance is often the deadline. Shelter England’s guidance is that you can ask the landlord for more time, and it is worth asking before you hand the notice in. We can usually clear inside that window, keys collected from whoever holds them; our guide to clearing a council house after a death walks through it.
Is the Slough Council bulky collection cheaper?
For one or two items it costs £54, so for a single piece already outside it may be. It takes at most five ordinary items and two fridges a collection, on your next bin day, from outside the property — it was never meant to clear a house, and the Chalvey tip is not taking sofas for now either.
Will Slough Council collect bulky items from inside my flat?
No. The council says it will not collect any items from inside your property; they must be outside where your bin goes, and flats with access issues have to say so on the form. We collect from inside, any floor. Council rules here.
Can I take a van-load to the Chalvey tip?
Not into the main tip. Vans and pickups are not permitted at Chalvey HWRC; Slough residents are directed to the Waste Transfer Station weighbridge, which closes at 4pm weekdays and noon on Saturday. Chalvey access rules.
How many mattresses can I drop at Chalvey?
Two per visit, one visit a month, with £24 charged per extra mattress. In a clearance we take every mattress in one go, from £33 each as an eco fee.
Where we clear houses near Slough
We are based in Uxbridge (UB8) and cover Slough seven days a week. As well as SL1, SL2 and SL3 we work across Burnham, Iver, West Drayton, Maidenhead and Gerrards Cross, and the Thames Valley in between.
We clear homes across SL1, SL2 and SL3, including Chalvey, Cippenham, Langley, Upton, Upton Lea, Wexham, Britwell, Manor Park, Salt Hill, Brands Hill, Colnbrook and Poyle.
Moving between towns, or clearing two homes at once? We also do house clearance in Windsor, Iver house clearance and house clearance in Maidenhead, with the same crew and the same from prices.
What the price includes — and what it doesn't
The most common complaint about clearance companies is a price that grows once the van is loaded. So here is the whole of ours, before you book, including the parts that cost extra.
Included in the price we quote
No line of this is billed separately afterwards.
- Labour — the crew, the carrying and the loading.
- The van, the fuel and ULEZ — all in the price. The Congestion Charge is passed through at cost, only on jobs inside the zone on a charging day.
- Disposal and recycling of the load — the tipping cost is inside the price.
- Access from anywhere on the property — any room, up or down stairs, or out of the garden.
- VAT — the price you are shown is the price you pay.
- Waste transfer paperwork for your load, on request — so your duty of care is documented.
Priced separately, or not carried at all
Told to you up front, never discovered on the invoice.
- Upholstered seating and mattresses carry their own disposal fee, because the law forces them down a more expensive route than the rest of your load. The amount is on our pricing page before you book.
- Hazardous items — paint, chemicals, asbestos, tyres and gas bottles cannot travel in a general load and need a specialist route. We will tell you which one.
- Fridges, freezers and electricals have a separate WEEE route — flag them when you book so we arrive with the right van.
- Anything flammable, explosive, illegal, or alive — we cannot carry it, and we will say so before the day.
If there turns out to be more than we quoted for, you hear the new price before anything goes in the van — not once it is loaded, and not on the invoice. The same goes for access: tell us when you book if your street is permit-only or on a red route, or if the job is above the third floor with no lift, and we plan for it instead of pricing round it on the day.
What happens to your waste after we drive away
Most clearance companies stop this story at the word "recycled". Here is the actual route your load takes, including the part of it that nobody advertises.
It goes in by hand
Everything is carried out and loaded by the crew — from the room, the garden or the kerbside. What is in the load matters, because what is in it decides where it is legally allowed to go.
Sorted, not buried
The load goes to a licensed transfer station or recycling centre, where it is separated by material. It is not tipped straight into a hole in the ground.
Recovered by material
Metal, wood, cardboard, textiles and electricals are pulled out for recycling or recovery. Green waste is composted.
The bit nobody advertises
Upholstered furniture cannot be recycled at all. Since January 2023 the Environment Agency presumes every domestic sofa, armchair and padded dining chair contains persistent organic pollutants, so it must be kept apart from other waste and incinerated — never landfilled, never shredded for reuse. That law, not a markup, is why soft seating carries its own fee. Whatever is genuinely left after sorting goes to energy recovery.
- Metal
- Wood
- Cardboard & paper
- Textiles
- Electricals (WEEE)
- Green waste
We do not publish a recycling percentage. You will see "90% diverted from landfill" on a lot of clearance websites. The sorting happens at the transfer station, after our van has left, and we are not going to take credit for a figure we cannot evidence. What we can give you is the route your load takes and the paperwork for it — and if you want to check who handles it, ask us to identify the registered carrier for your collection and verify them on the Environment Agency public register before we load.
Proof, not adjectives
Anyone can type "trusted" and "reliable" onto a website. These are the things about us you can actually check.
We are a small London crew, not a national booking platform, and we are not going to pretend otherwise: we have 33 five-star reviews on Google and 3 on Yell. That is all of them. Every one is public, unedited and one tap away — which is worth rather more than a five-figure review count you have no way of reading.
